It happened to me and to another colleague who had moved to Belize. They lied about the condition of the apartments we were renting. They kept our deposits with no explanation. They will not return calls. They also know you'll have little to no recourse as a foreigner. Corrupt realtor and the landlords they represent.

BUY BELIZE SCAM

Buy Belize's employee manual blatantly tells their sales associates to LIE to every potential buyer by saying they are "owners" themselves. If you ever go down to the development you will see that of all the thousands of lots they said they sold, there are 20 homes built total. The amenities they try to sell you on are hype. They have a 20 room hotel for unsuspecting eager retirees who have to pay for their trip just to see nothing but pipe dreams and undeveloped land and are sold on delusions of grandeur. A no debt company? Really.... they will finance anyone for a reason, they take your monthly lot payment and do nothing with it but send it to an offshore account safe and sound with no guarantee your tropical tax haven, luxury retirement retreat will ever come to fruition. LIES and more LIES. Dont be fooled by the fancy tv ads, glossy websites and presentations that whet your appetite, youre buying high priced dirt and at 150.00+ per sq ft , they claim 100.00 roughly .... for a house you will never build in a community that will never exist. Fast talking sales people who have one goal, get your credit card to book a flight to nowhere to listen to more high pressure sales garbage. Oh and the owner's selling his house since he doesnt plan to actually live there himself...think twice before you buy into this neverland community. There are no beach front anything for sale and if they try to sell you a time share condo on the water, it will be a quick bait and switch once they are all sold before they are even built... if ever. They have been trying to sell this swamp land for 10 years folks and to this day no major amenities exist. They also own the Coldwell Banker brokerage there too so expect more hype from the local real estate agents. And the crime rate, they also sweep that under the carpet. Think third world country with starving locals who see rich Americans as an innocent animal walking right into a trap. Youre better off buying a repo in Florida, they speak English there too and you can pop over to the Bahamas if you want offshore banking. DONT BUY BELIZE, just say BYE BYE BELIZE and dont waste your time or money.

My family and I got our money stolen from a bad real estate deal, in San Ignacio. The company's name was Diamond Realty, and the owner was Larry Konechy and Canadian citizen.

His assistant and partner-in-crime was Daphine Vega stole our money on a property that we never received, and closed down. We have been trying to get justice, but keep running into corruption, or no response. Many people know about it, but we cannot find out how to file, get a legitimate legal advice, and obtain justice. We contacted the Real Estate board, Mr.

Mogule, but he would not do anything, because he knows Ms. Vega personally. We contacted an attorney, but, the attorney pretended he filed, just to get free money. We found out that many peoples monies were taken, by Mr.

Konechy, in a similar fashion, and he still will not give us our monies. We really liked Belize, but if there is no justice. What is the reason to come back. Government, government of Belize, you are being exploited by such men like Konechy.

He aids in giving the country a bad name, by coming in and out of the country having stolen peoples money, who legitimately wanted to live in such a beautiful country.

What a shame!! If anybody has any leads, tips,on how to deal with this circumstance, please contact me.I

Some of us even suspects that they are selling the lots multiple times.

And if you did buy, don't expect any help from the Belize judiciary system, they're easily bought! We tried!

I also went down to the reserve on the tour and found the development spectacular. I'm not sure why the negative postings but can only tell you what we experienced.

We traveled and found the countryside to be beautiful and the native people to be delightful, felt safe and secure south of Belize city. The reserve is something you would have to experience for yourself, very enjoyable 5 day tour of the property and no high pressure sales. The infrastructure as far as roads and amenity are already in and power and water to most properties.

I don't usually post comment but felt reviews were unfair, and no I'm not affiliated, unless you count new property owner affiliation. Because we were so impressed that we bought property.

Buy Belize - Customer Care Review

I was interested in the brochure to buy in Belize and requested it via the Internet. The very next day I received a call from a guy named Desmond from Noth Brunswick and asked me if I was serious in purchasing a to property. I said I do not know want to see brochure. He then became agitated and started to curse me out. When I told him to go *** himself he then called me a ginie wapp. I then proceeded to tape the remaining conversation and I will be reporting him and this scam to the prosecutors office. Stay tuned

No offense to people who are from there, but it seems once sanctuary cities started, every criminal in the country moved there and set up shop! I guess they expect leniency and protection if they get caught?

These people appear scammy or are hiding something. Normal, honest real estate people don't behave this way! I am looking at buying properties in Belize for home and investment. I was contacted on the phone by these people after I accepted to view one of their videos. Somehow they found and stalked me the moment I clicked it! The guy on the phone was the typical sales geek. Too much talk and not enough listen, so he doesn't know anything about me, why I'm motivated to move there, how I will be funding it or anything else about me. When I can start asking questions, I ask as any father would when moving his family to a new country, is it safe, about the gated community and security, should I be worried about driving or walking around at night on my own? He starts taking offense to simple questions about safety and saying I don't know anything about the area and then that I'm not a good fit and dismisses me? Hmmm... Sounds very SCAM-my to me! His actions raise questions about what might be wrong with the security in their development that he is so overly sensitive when people want to talk about it, and then immediately dismisses them? I mean, it was he that called to offer himself and to answer all my questions! It just makes no sense... Of course I don't know anything about the area, I already told him I hadn't been there and 25 of us were planning to go in January 2018. This is when I wanted to look at the properties. I also haven't seen their information because he called me the moment I clicked to accept the video. Until then, I need as much information as possible on Belize, and I have been reading and making inquiries. Most everyone I've asked has been happy to oblige to answer questions and was courteous when I asked and glad to help! They also weren't trying to sell me anything, so they had no obligation to answer! But, not a single person has ever taken offense to me asking the same questions about the security of an area where my family and I would move to, especially when they are the ones selling the property and the home build, and asking me to buy in their special little enclosed development area?! Usually, they are happy to explain how great their security is and all the good things about it! But, this guy was strange and kept attacking me for my questions. I knew there was some other motive. As I saw he was getting upset, I even tried to explain to him that I'm just asking questions to know about the area and these aren't personal, please not to take offense. At the same time, I'm thinking that no one in their right mind should be offended! But he interrupts me to tell me that he's answered all my questions to the best of his ability and doesn't think we're a good fit! Boy was he right! But, boy was he strange! I should be glad that he did, and I am! But, I want to warn others that this is not normal, honest behavior, and in fact, it is very erratic such that there is something up! Real, genuine, honest real estate people don't respond this way and there are too many normal people in real estate than to have to deal with these shady characters! You've been warned! Good luck with your move!

..I've NEVER HEARD OF SUCH A THING FROM A REAL ESTATE AGENT! !!!I don't find any of the questions you have asked him should have ever been interpreted as offencive. Those are normal questions that any normal man or woman would ask when moving their family from one country to another. For goodness sakes this really brings caution to my eyes.

Everything that you have posted I could almost hear those words as if you were talking to me face to face. If anything I find your post to be a trustworthy post. I truly don't believe that for someone that was looking for an experience to move his family out of country would not make up in length of the details that you had listed above. You just can't make that up.

So I will be telling you that you have brought caution to me, because I was sincerely thinking of buying some real estate and Belize to settle down and retire, but if that's the kind of response I would get from a real estate agent that has heightened my concerns even as far as visiting. Although I've heard good things about Belize for travel to the resorts so maybe just visiting instead of being scammed out of money my hard-earned money I would probably just vacation and come back home.

A Landlord or Property Manager HAS TO ANSWER your questions about safety if they know of a crime that has been committed recently. I do tell them to check in with the local police for any criminal activity in the area.

You do know that no reputable realtor, landlord, or apartment complex in the US will really discuss crime or safety correct? They will refer you to the local police to get that information because if anything were to happen to you, you may have a civil cause of action against them. That is just business nowadays, find something else real to complain about.

Well... I have to honestly say that if that is the case and this is why they don't want to tell you about the crime rate because of being liable if something happens to you, instead of that man becoming offencive to the gentleman's questions that most normal people would ask that's all that.

I would have had to say I really don't know I would suggest that you know here's a number to the local police division or office and there they can give you the answers that you are looking for. Your experience with buy Belize is typical pressure to sell fast. Because you were not listening to his sales pitch, you are actually agitating him.

Your voice command may also be irritating, though you may not realize it. Ask to speak with another sales consultant if the first five minutes is not to your specifications. If you are honest about buying, you may need to speak to multiple sales consultants as you would if you were purchasing expensive exotic cars. In effect, that's what you are attempting.

Purchasing something far and few is high risk in itself.

Do not go for illusions as it has ruined many a man. Bless Buddha.

I think it was because the intentions of the person on the other end of the phone were not pure. It seemed that he had an agenda and a rosey path he wanted to walk me down.

When I was wanting to follow my line of questioning rather than his agenda, I think he got upset. I questioned how safe the area was where they were building, and it apparently upset him.

He would answer only with another question ...humm

I said I wanted everything on paper through emails or text I will not speak on the phone because I want proof of this Exchange. He then attacked me saying but I was too aggressive and that I wasn't a good fit.

His call came out of California ?

I told him I would use a lawyer and that I would report him and this is a scam he kept texting me back in argument then I said I was going to report him and this company as a scam. People really look into where you are going to live there are multiple types of tarantula spiders that can kill you and snakes all venomous and deadly.

Monkeys that are really aggressive and bite the water has poisonous fish that you step on all of these creatures cause necrosis which is your causes your flesh to die. If you don't die first they have a terrible problem with sand flies, Mosquitoes all of these things carry the zika virus and things like leprosy everything is deadly Yuk..

Caution and common sense people.

I'm not here bash Belizians or anyone else. Don't think that Belize is like your own country. The police are corrupt and so is their government just like in the USA. The difference is that it's more primative. The high murder rate is mostly in the seady parts of Belize City. If you stay out late spending a lot of money and drink to intoxication you might wake up broke and dead. If your drunk and resist arrest you will be beaten and if you survive you won't get a phone call for several days and you might not eat either. On the other hand if you are polite and sober and pay attention to the rules you are going to be safe. The common people in central America are hard working, family oriented, wonderful folks and I for one love and respect them. If you want to drink and debautch do it in your own country. When I dealt with Buy Belize in 2002 they were honest and up front.

This is not about Belize, it's supposed to be about the company that is selling property there. They are scammers and should be avoided.

I filled out the form for buybelize.com. I immediately received a link via email to their program. I watched it. I received a phone call from Jeron. He left a message. He only called once. I took my time, looked at the videos, and called him back 2 weeks later. He was very professional and upfront. I have scheduled a trip in August 2018. So far, I have not seen any bad reviews after people have visited the property or price quotes. I have been to Belize with the military to help build schools in Orange Walk and Crooked Tree. On our weekend passes, we visited Belize City and San Pedro Island. It's like any other 3rd world country with it's pros and cons. You are responsible for common sense and your own safety. I wil give an unbias review after I view the property and will let you know prices and my decision.

I'm back from the tour of The Reserve. Here is my report...

The tour itself is great. They keep you very busy with activities. They fly you into an airstrip close by and keep you on their property the whole time. There is not much down time.

The activities I thought were great. The rooms were beautiful, all the food and alcohol and drinks are free. They have you tour the Lots they have for sale most of the day on Saturday and on Sunday you go to a private island 4 snorkeling, beach time, and they set up a interview with you while on the island to see if you are interested in buying. They are very good salesman.

The properties I thought were expensive and I'm not sure if they are developing fast enough. I would recommend going a few days before and looking around the area, especially Placencia. If you have not been to Belize before, I would recommend visiting the northern part before making a decision to purchase. Also, there are a lot of lots that are for resale and can be purchased through local real estate agents there.

Check out Remax in Placencia. You can check them out on the internet as well. You will find lots on there listings that are much cheaper than they are selling on the tour. Also, they will go down in price on the Lots.

I told him that I wanted to look around Belize more before I purchased and the price kept coming down. I did not end up buying a lot because I want to check out other parts of Belize more. The resale Lots are the ones on the property. They will not mention those at all.

They will not allow them to put for sale signs up on them either. The local real estate agents can only go on the property on Tuesdays and Thursdays to show property or take pictures. Security is very tight. The International Airport down south is a pipe dream.

It will be many years before that will ever happen. I think what they are trying to do is very good, but the infrastructure down there is very basic and takes a lot of time to get anything done. To build a house down there will take about 8 to 9 months. The other issue I have with The Reserve is that they control everything on the property.

Your lot and house plans have to be approved and the minimum size is 1200 square feet. It cost approximately $110 to $130 a square foot to build a house down there. So even a very small house is going to cost you about $150,000. If you can go down there before the tour, I recommend staying in Placencia and talking to expats that live down there.

They all recommend renting a place for 6 months before purchasing to make sure you're going to like it down there. Unless you are looking for a place to go for vacations or something, I would recommend that as well. For me, I'm looking to retire there, so it's important that I like it all the time. The tour is great and you get to do a lot of things and everything is free.

Google search the ReMax Realty in Placencia and in their website, in searching for property, you can select property at the reserve. Also, there is a Facebook page called Belize expats. I recommend that you join that group and look at all the comments about the reserve or sanctuary. It has changed names a couple times.

There is a lot of information on there.

When I posted a question I got over a hundred comments, mostly bad but some good. Good luck.

Be Careful!

I dated woman from Belize. She say the country belong to Guatamala. Also, they are no more British military there. She say it is hard to build there. Her cousin was killed by robbers in 2004. many white people are attacked by robbers if you are in wrong place. You will never own the land. No matter what they tell you or what you sign. It is land of Guatamala and they may take it back. Many lies are told. Law enforcement is not good there. very corrupt. They can be buy off easly. Much theft there. people are poor and when they see you with money they will take. "hoy or ti manana por me".

First of all that woman you dated is dumb as a door nail. There is no way that she is Belizean and does not know her Belizean history or the current climate of Belize.

There are many people in Belize that are actually from other countries in Central America but migrate to Belize because the Belizean dollar is higher than their home country so they work and send money back to their family or move with their entire family to Belize. Any Belizean that was born and raised there, went to primary and secondary school there will know that Belize DOES NOT belong to Guatemala. If you ask Guatemala people they say we belong to them, that's what they teach in their schools and believe to be true. However since 1981 they cannot claim our country or take it back.

And there are British soldiers in Belize there are military barracks a few streets down from my house and they are always there to provide support to the Belize Defense Force. Anytime tensions grow with Guatemala, the British are there in full force. We also have troops from Nepal and other countries that do military trainings there and always provide support if necessary. As for crime, Belize City is a high crime area.

Personally I don't go to Belize City at all. Haven't been there since the 80s. The capital was changed from there and all government offices moved from there including the US Embassy. For your safety DO NOT GO TO BELIZE CITY.

I don't know why the cruise ship port is there. That is the very worst part of the country and remember that I am from NY and I would not dare go there.

As for Buy Belize they are atrocious and need to be shut down by Belize asap. They are selling land in an area that was stolen from Belizeans and creating luxury homes, condos & gated communities that working Belizeans cannot even afford to try to live there.

Every time I got to Belize I see people with the T shirts, hats and other marketing materials and they are looking at me and my black skin as if I should not be in Belize it is reserved only for them.

I was born in America, my mother is from Belize and that is my home outside of Brooklyn, New York. I have been going to Belize at least 4 times a year since April 1981 when I was a child and the country was formerly known as British Honduras at that time. My family has many properties in various parts of the country including lodging properties for tourists. It is not hard to build there as your girlfriend stated it is actually extremely easy.

Yes the police and government is corrupt but please show me one that isn't! Police and government corruption is a global problem! Come to the United States and see for yourself! Or watch CNN and be a witness!

Trump stole an election and police departments nationwide are violating people and committing crimes so Belize is not unique! So due to government corruption the lands department has been reselling properties illegally many times while the rightful owner is still on their land! This happens especially in Southern Belize where the Garifuna people are being run off their land daily buy white Americans that want beachfront properties and want to retire in Belize. It is unfair to the indigenous people of Belize that are being run out of our own country to accommodate retirees or White people that come to ravage our land and resources.

The Garifuna and Maya people have been in Belize before Columbus came to the Caribbean (which is a documented historical fact) and the Queen of England has declared the areas where the Garifuna and Mayans inhabited as "Queen Titled Land" which is legally designated for those specific cultural groups and their descendants. But now the government is taking away our land to profit themselves and indigenous groups are being displaced. I am supportive of tourism and people coming to visit but coming to take away our land is absolutely wrong. The same way white people ruined other Caribbean nations like Barbados for example where Barbadians cannot buy land because land will only be sold to white people is exactly what is happening to Belize and now they are moving into Guyana as well.

Because Belize and Giuyana are the only English speaking countries in Central and South America, was preserved from the cruelties of overdevelopment and posses an abundance of natural resources here come the white people to ruin our countries. WAKE UP BELIZEANS and fight for your land! I personally hope and pray the Garifuna people learn from our Mayan brothers and sisters and seek legal action! We too should get lawyers to reclaim all the land stolen from us and be awarded all those properties illegally built on land that has always been ours.

Please don't "BUY BELIZE" Our country should not be for sale in such a disgusting manner. After all we can never "BUY AMERICA" from the White Anglo Saxon Protestant owners....

Tell someone you support the current, legitimately elected POTUS and cue the racists comments. Anytime someone disagrees with an opinion, people can't control themselves.

Unbelievable that buybelize is allowed to operate. Nothing but troubled area. Americans are NOT welcome and the safety of Americans should fall on the shoulders of buybelize. Called them and asked what happens if taken back by Guatemala and was told you would loose what you bought into. Great answer?!

Your comment regarding the "great answer" the Buy Belize employee gave you to respond to your question about what happens to your property if Guatemala takes over Belize is disingenuous. Would you prefer that the company lie and tell you something to make the property investment appealing? Chances are their response will scare off many potential investors but I find the factual response as a positive about the company rather than a negative.

Country problems

Belize is not a sovereign country, Guatemala claims it as its territory, since it declare to be a part of england. not so, Guatemala never gave up on the soil, and if disputed in the world court as it has happened recently with other territories around the region, more than likely Guatemala will win, and they may claim your purchased land as illegal possession placing you in the losing position. Not recommended, because of this legal limbo of countries fights in which their status have not being set yet.

Belize is a country recognized by the World court and the claims by Guatemala have been resolved. They never claimed the whole country, but rather it was a border dispute.

Belize is supported in it's sovereignty by the U.S. and the U.K.

Has anyone put down a deposit and then decided against making the purchase? If so, was your deposit returned? Also, from what I have read, Sanctuary Bay or Belize and Kanantik are the same people from buybelize, the ones running the Ponzi scheme....

Yes, and yes. I did test it out earlier this year and received my refund.

However be sure to use a credit card for your deposit. Do not debit card or money transfer. There are federal agencies that will investigate online fraud and electronic misrepresentation (Check out FBI and FTC).

All land transfers in Belize must be handled by a Belizian lawyer per Belize law. Hire a Belizian lawyer.

BELIZE is in the UN, and the Org of America States, and Belize has been recognized by Guatemala! (a few bellicose Guatemalans make trouble, but it's just noise) Plus, there are British troops training there at all times.

I travel very often and have talked to many people about Belize. I have even spoke with several former natives from Belize. Great place to buy ....but buy from owner! So I saw the comercial for buybelize.com and it was way to good to believe. If you want to see something interesting, look at the testimonials they have.... Anyone who denies these claims are actual employees who write rebuttals to try and save the reputation of this ill willed company. They use multiple business names, addresses in Newport Beach, CA and main office in Irvine CA. Bad real estate investment, you will never spend one day in this community since no one will ever build a home there, and since no one is building homes there, they will not complete the so called luxury gated community amenities, lots of flash, no guarantees and no recourse when youre in a 3rd world country regardless of its British Commonwealth. Shady dealings - we went on the "Buy Belize" tour & lost our deposit. They became very angry at us wanting it back.

While we were on the tour all seemed legit, so we signed the papers, then got a better look at the country and wanted out. VERY poor living conditions & yet there is so much money pouring in from tourism - everything is much too expensive for the conditions - points to an extremely corrupt government.

I had a great experience with BuyBelize. I was really new to Belize and found the representative was very patient in asking me questions and giving me competent answers. After I spoke to them I went online and researched what they told me about Belize and was able to verify everything I was told was accurate. Even more I decided after meeting with a property director in seeing the presentation on Sanctuary that I wanted to see it with my own eyes. When I got to Belize I felt very safe. I was told that Belizeans are very welcoming and friendly- true. I was told the country is in its first stage of development. I was looking for something that gets me away from the hurly burly and I can really relax. Belize is perfect for that for me. When I saw the property I was blown away. I dont know what Riverside is saying- maybe he went somewhere else. the developer has MAJOR construction going on in their marina village. I was told there's a new GM that is providing a very pro-active development strategy and he had provided individual works streams to simplify a very complicated development that is building there own inclusive city behind the marina. The strategy is really working. I saw a lot of recent progress. New grocery store, gas station. I went and had drinks at the bar at the beautiful beach club resort that is on the private beach. I saw a lot of homes being built and met the property owner president Thomas, who gave me more confidence in the developer's plan to complete the marina, by completing restaurant/bar/fitness center/spa and open the marina to boat traffic before the summer starts. I don't know what Riverside is saying- maybe he's sucking up the "smoke" he claims he was given. I guess the bottom line is that you really need to decide for your self whether you want to listen to words on the internet or trust your own eyes and then formulate your opinions.

Title is fee-simple in Belize, a group of 40 owners just got their titles last week. How is that a time share scam?

I'm glad you had a good experience. These people are scammy and contacted me.

I told him I had not been to Belize and 25 of us were planning to go in January 2018. That's when I wanted to look at property. But, he told me I needed to be there for 4 days to look at property and when I started to ask questions about the security, he got very agitated and began acting like a ***, putting me down, saying I don't know anything because I haven't been there, and just really childish actions that you would never expect from a grown man, much less a person selling real estate. It was a real eye opener for me and I will warn anyone about these people.

They seem bent on selling to a certain type of gullible people and if you start asking questions, you're not a fit! Normal, honest real estate people don't act like this anywhere, on any planet.

Lol- that's pretty limited view of a whole country. That's like saying I went to a trip to New York.

I rode the subway and it smelled so awful I almost lost it. When I got off there were many homeless and they asked me for money. I went to dinner and the waiter was rude. Don't go to NY bc all of it is like what I saw.

That's not fair to the big apple bc it's an amazing city and has so many wonderful things about it

You didn't see much of Belize and it too has wonderful parts and some less wonderful parts.

It's just like many other places in that aspect.

If you came with me to Belize I bet your opinion would be different.

I don't think he's complaining about the country, I think he's talking about the Company called BuyBelize.com. I also had a weird experience with them and I think others should find someone else to do business.

I am looking at buying properties in Belize for home and investment.

I was contacted on the phone by these people after I accepted to view one of their videos. Somehow they found and stalked me the moment I clicked it! The guy on the phone was the typical sales geek. Too much talk and not enough listen, so he doesn't know anything about me, why I'm motivated to move there, how I will be funding it or anything else.

When I can start asking questions, I ask as any father would when moving his family to a new country, is it safe, about the gated community and security, should I be worried about driving or walking around at night on my own? He starts taking offense to simple questions about safety and saying I don't know anything about the area and then that I'm not a good fit and dismisses me? Hmmm... Sounds very SCAM-my to me!

His actions raise questions about what might be wrong with the security in their development that he is so overly sensitive when people want to talk about it, and then immediately dismisses them? Or if this was some other scam and he didn't want to proceed? It was he that called to offer to answer all my questions! It just makes no sense...

Of course I don't know anything about the area, I already told him I hadn't been there yet and 25 of us were planning to go in January. This is when I wanted to look at the properties. I also haven't seen their information because he called me the moment I clicked to accept the video. Until then, I need as much information as possible on Belize, and I have been reading and making inquiries.

Most everyone I've asked has been happy to oblige to answer questions and was courteous when I asked, glad to help! They also weren't trying to sell me anything, so they had no obligation to answer! But, not a single person has ever taken offense to me asking the same questions about the security of an area where my family and I would move to, especially when they are the ones selling the property and wanting to build the home, and asking me to buy in their special little enclosed development area?! Usually, they are happy to explain how great their security is and all the good things about it.

My questions were basic, but, this guy was strange and kept attacking me for my questions and that I didn't know anything. As I saw he was getting upset, I even tried to explain to him that I'm just asking questions to know about the area and these aren't personal, please not to take offense. At the same time, I'm thinking that no one should be! But he interrupts me to tell me that he's answered all my questions and doesn't think we're a good fit!

Boy was he right! I should be glad that he did, and I am! But, I want to warn others that this is not normal, honest behavior, and in fact, it is very erratic! Real, genuine, honest real estate people don't respond this way and there are too many normal people in real estate than to have to deal with these shady characters!

The buildings of value where surrounded by barbed wire and constatina wire.
